We are currently seeking a Small Works Manager to join our client, a regional leader in multi-trade building services for commercial, governmental, and residential clients. As a trusted partner of the Ministry of Defence, health, education, local government, and leisure sectors across Southern and Southwest England.
As a Small Works Manager, you will take a leading role in supervisory tasks, such as allocating and scheduling planned, reactive, and remedial maintenance work for direct staff and sub-contractors to deliver tasks within the SLA, measured against KPIs. You will also be responsible for providing additional works up to the value of £25,000 and where required, in excess of £25k-100k, as well as being the point of contact for customers in relation to all works under your control.
Additionally, you will be responsible for ensuring sufficient resources are in place for works to be completed within agreed KPIs, increasing productivity, and better use of resources, materials, and time spent on activities, providing best value solutions to our site-based clients. As a Small Works Manager, you will work in conjunction with the Regional Manager and Supervisors to reduce sub-contract spend and increase self-delivery through upskilling and effective succession planning, maximizing profitability by utilization of in-house labour.
In this role, you will also carry out WIP and retro inspections, develop improvement plans and new ways of working through teamwork, and promote a pro-active safety culture, including checking risk assessments, method statements, as well as conducting site safety inspections and audits for internal and external supply chain. Furthermore, you will be responsible for overall line management of a team of engineers, including identifying skills, competencies, and training needs of staff, managing staff performance, undertaking local staff management processes, and delivering communication processes.
The successful Small Works Manager will have a minimum Level 3 NVQ or equivalent work experience in a management and/or technical discipline, previous management experience within a Project Management environment across multiple sites/Disciplines, completed or willing to undertake IOSH Managing Safely and management development qualifications, and over 5 years’ experience within a similar position within the FM or similar sector.
